These Terms and Conditions ("Terms") govern your use of services provided by TBM Commercial Cleaning ("TBM," "we," "us," or "our"), a division of Total Building Maintenance, including our website, text messaging service, and commercial cleaning services. By using our services, you agree to these Terms.

1 Services

TBM Commercial Cleaning provides professional commercial cleaning services to businesses in the Portland, Oregon metropolitan area. Our services include:

• Office cleaning and janitorial services
• Industrial and warehouse cleaning
• Floor care and restoration
• Carpet cleaning
• Window cleaning
• Emergency cleaning services
• Post-construction cleanup
• Disinfection and sanitization

2 Service Agreements

Specific cleaning services, schedules, pricing, and terms are outlined in individual service agreements between TBM and each client. These Terms apply in addition to any service-specific agreements. In the event of a conflict, the service agreement takes precedence.

3 Quotes and Pricing

• All quotes are provided free of charge and are valid for 30 days from the date issued.
• Pricing is based on facility size, service frequency, scope of work, and specific client requirements.
• TBM reserves the right to adjust pricing with 30 days written notice.

5 Website Use

Our website (tbmcleaning.com) is provided for informational purposes and to facilitate service inquiries. You agree to use the website only for lawful purposes and in accordance with these Terms.

6 Insurance and Liability

• TBM carries $2,000,000 in general liability insurance coverage.
• All TBM employees are background-checked professionals.
• TBM maintains workers' compensation insurance for all employees.
• TBM's liability for any claim related to our services shall not exceed the total amount paid by the client for the specific service in question.
• Claims for property damage must be reported within 48 hours of the service date.

7 Client Responsibilities

Clients agree to:

• Provide safe and reasonable access to the facility during scheduled cleaning times.
• Notify TBM of any hazardous materials, safety concerns, or special requirements.
• Provide timely payment according to the terms of the service agreement.
• Remove or secure valuable or fragile items from cleaning areas.

8 Payment Terms

• Invoices are issued monthly unless otherwise agreed.
• Payment is due within 30 days of the invoice date (Net 30).
• Late payments may be subject to a service charge or service suspension as outlined in the service agreement.

9 Cancellation

• Either party may cancel services with 30 days written notice.
• Individual service appointments may be rescheduled with 24 hours notice at no charge.
• Cancellations with less than 24 hours notice may be subject to a cancellation fee.
• Long-term contract cancellations are subject to the terms in your service agreement.

10 Confidentiality

Our staff are trained in confidentiality protocols. We do not disclose client information or discuss client facilities with third parties without consent.

11 Intellectual Property

All content on our website, including text, graphics, logos, and images, is the property of TBM Commercial Cleaning and Total Building Maintenance, and is protected by applicable intellectual property laws.

12 Limitation of Liability

To the maximum extent permitted by law, TBM shall not be liable for any indirect, incidental, special, or consequential damages arising out of or related to the use of our services or communications.

13 Governing Law

These Terms are governed by the laws of the State of Oregon. Any disputes shall be resolved in the courts of Multnomah County, Oregon.

14 Changes to These Terms

We may update these Terms from time to time. Changes will be posted on this page with an updated effective date. Continued use of our services after changes constitutes acceptance of the updated Terms.
