Service agreements, SMS messaging terms, and policies governing TBM Commercial Cleaning services.

These Terms and Conditions ("Terms") govern your use of services provided by TBM Commercial Cleaning ("TBM," "we," "us," or "our"), including our website, text messaging service, and commercial cleaning services. By using our services, you agree to these Terms.
1 Services
TBM provides professional commercial cleaning services to businesses in the Portland, Oregon metropolitan area. Our services include office cleaning, industrial cleaning, floor care and restoration, carpet cleaning, window cleaning, janitorial services, and emergency cleaning services.
2 Service Agreements
Specific cleaning services, schedules, pricing, and terms are outlined in individual service agreements between TBM and each client. These Terms apply in addition to any service-specific agreements. In the event of a conflict, the service agreement takes precedence.
3 Quotes and Pricing
- All quotes are provided free of charge and are valid for 30 days from the date issued.
- Pricing is based on facility size, service frequency, scope of work, and specific client requirements.
- TBM reserves the right to adjust pricing with 30 days written notice.
4 SMS / Text Messaging Terms
By providing your phone number and opting in to receive text messages from TBM Commercial Cleaning, you agree to the following:
- You consent to receive text messages related to appointment confirmations, service reminders, follow-ups, quote responses, and occasional promotional offers.
- Message frequency varies based on your service activity.
- Message and data rates may apply depending on your mobile carrier and plan.
- You may opt out at any time by replying STOP to any text message. You will receive a confirmation and no further messages will be sent.
- Reply HELP for assistance or call (503) 327-4999.
- Text messaging is not required to use our cleaning services.
- We do not sell, rent, or share your phone number with third parties for marketing purposes.
- Supported carriers include major US carriers. Carriers are not liable for delayed or undelivered messages.
5 Website Use
Our website (tbmcleaning.com) is provided for informational purposes and to facilitate service inquiries. You agree to use the website only for lawful purposes and in accordance with these Terms.

- TBM carries $2,000,000 in general liability insurance coverage.
- All TBM employees are background-checked professionals.
- TBM maintains workers' compensation insurance for all employees.
- TBM's liability for any claim related to our services shall not exceed the total amount paid by the client for the specific service in question.
7 Client Responsibilities
Clients agree to:
- Provide safe and reasonable access to the facility during scheduled cleaning times.
- Notify TBM of any hazardous materials, safety concerns, or special requirements.
- Provide timely payment according to the terms of the service agreement.
8 Payment Terms
- Invoices are issued monthly unless otherwise agreed.
- Payment is due within 30 days of the invoice date.
- Late payments may be subject to a service charge as outlined in the service agreement.
9 Cancellation
- Either party may cancel services with 30 days written notice.
- Individual service appointments may be rescheduled with 24 hours notice at no charge.
- Cancellations with less than 24 hours notice may be subject to a cancellation fee.
10 Intellectual Property
All content on our website, including text, graphics, logos, and images, is the property of TBM Commercial Cleaning and is protected by applicable intellectual property laws.
11 Limitation of Liability
To the maximum extent permitted by law, TBM shall not be liable for any indirect, incidental, special, or consequential damages arising out of or related to the use of our services or communications.
12 Governing Law
These Terms are governed by the laws of the State of Oregon. Any disputes shall be resolved in the courts of Multnomah County, Oregon.
13 Changes to These Terms
We may update these Terms from time to time. Changes will be posted on this page with an updated effective date. Continued use of our services after changes constitutes acceptance of the updated Terms.
