We walk every building
Each address is measured and scoped on its own. A 5,000 square foot storefront and a 30,000 square foot office are not the same job and are never priced as though they were.
One schedule, built around your tenants
Frequency is set per building — nightly where it is needed, weekly where it is not. You are billed for the visits we actually serve.
One report, every building
A written log per visit per address: which building was served, when, and anything we noticed — a leak, a failing gasket, a loose tile.

Every option below is one agreement and one invoice. What changes is how often the lead walks each building with you, and how the price is built as the portfolio grows.

On price. Nothing here is a flat rate per building, because buildings are not the same. Each address is priced from its measured area and the frequency you choose. Where your buildings sit close together the route costs us less to run and your number reflects it. The walkthrough sets the firm number — everything before that is a range, in writing.
Why a portfolio is easier for us, not harder
Density is the whole economics of this trade
A crew serving four buildings within a few blocks spends its night cleaning. A crew crossing the city twice spends it driving. That difference is real money, and on a portfolio it goes to you rather than to fuel.
One standard is cheaper to hold than five
Training, supplies, inspection and escalation are written once and applied everywhere. That is why this does not add a layer of management for you to pay for.
What stays true at every address
- Background-checked crews, checked before their first night
- Keys, codes and credentials logged, returned or disabled the day anyone leaves
- Nobody works alone in your building
- General liability and workers' compensation in force; certificate and additional-insured endorsement issued before the first shift
- Tell us before noon and it is corrected that same night at no charge
- Escalation is Felipe Paredes directly, by mobile, for the life of the agreement
We already do this
TBM has cleaned Portland-metro buildings since 2007, including multi-zone campuses where a single site carries a school, offices and a commercial kitchen under one agreement, and property-management accounts where the buildings change but the contract does not. Long relationships are the point: a Catholic parish and school cleaned for eighteen years, a Jewish community campus for seventeen.
