How do you calculate pricing for commercial cleaning in Portland Oregon?

Pricing is based on square footage, service type, and frequency. A 5,000 sq ft office with daily service costs differently than a 20,000 sq ft warehouse with weekly service.

We measure your space, discuss your specific needs (restrooms, break rooms, carpet care, window cleaning), and provide a detailed written quote within 24 hours. Most Portland Metro offices pay between $0.10-$0.25 per square foot depending on service level.

What payment methods do you accept?

We accept check, ACH bank transfer, credit card (Visa, MasterCard, American Express), and electronic payment through QuickBooks.

Most clients are invoiced monthly with net-30 payment terms. We can also arrange weekly or bi-weekly invoicing if preferred. Automatic ACH payment is available for clients who want hands-off billing.

What's your service contract cancellation policy?

Most contracts require 30 days written notice for cancellation. Month-to-month agreements offer more flexibility with 15-day notice.

There are no cancellation fees or penalties - if the service isn't working for your Portland facility, you can end the contract with proper notice. We prefer to resolve issues rather than lose clients, so we'll always attempt to address concerns before accepting cancellation.

Are you licensed and insured in Oregon?

Yes. We carry $2 million general liability insurance, workers' compensation coverage for all employees, and are fully bonded. We're licensed as a commercial cleaning contractor in Oregon (CCB #218674).

We provide certificates of insurance to all clients before service begins. Our insurance covers property damage, employee injuries, and theft. You'll never have uninsured contractors working in your building.

Ongoing training includes bloodborne pathogen certification, fall protection, and industry-specific protocols. Our average employee tenure is 6+ years, providing consistency for your Portland facility.

What certifications do your technicians have?

Our technicians hold IICRC certifications for carpet and floor care, OSHA bloodborne pathogen certification, and specialized training in commercial cleaning systems.

Emergency response crews are certified in biohazard cleanup, water damage restoration, and hazardous material handling. We invest in ongoing education to maintain industry certifications and ensure compliance with Oregon commercial cleaning standards.

What types of facilities do you clean in Portland?

We clean office buildings, medical facilities, schools, gyms, churches, manufacturing facilities, warehouses, retail spaces, and multi-tenant buildings throughout Portland Metro.

Each facility type requires different cleaning protocols - medical offices need medical-grade disinfection, schools need allergen-free products, gyms need odor control and locker room sanitization. We customize our approach for each industry.

What cleaning services are included in a standard office cleaning package?

Standard office cleaning in Portland includes: trash removal and recycling, vacuuming carpets, mopping hard floors, restroom cleaning and restocking, break room and kitchen cleaning, dusting desks and surfaces, wiping down door handles and light switches, spot cleaning walls and glass, and sanitizing high-touch surfaces.

Deep cleaning (carpet extraction, floor stripping/waxing, window washing) is scheduled separately or added as needed.

Do you provide cleaning supplies and equipment?

Yes. All cleaning supplies, chemicals, equipment, and consumables (trash bags, paper towels, toilet paper, hand soap) are included in our service pricing.

We use commercial-grade equipment including HEPA-filter vacuums, microfiber systems, and EPA-registered disinfectants. If you have specific product preferences or requirements, we can accommodate those at no additional cost in most cases.

Do you use eco-friendly green cleaning products?

Yes. We use Green Seal certified products and EPA Safer Choice cleaning solutions as our standard. These products are non-toxic, biodegradable, and effective for commercial cleaning. They're safe for employees, children, and pets.

For medical facilities or high-risk environments, we use EPA-registered disinfectants that meet CDC guidelines. You can specify product preferences in your service contract.

How often should a commercial office be professionally cleaned?

Most Portland offices benefit from cleaning 3-5 times per week depending on employee count and traffic.

High-traffic offices (50+ employees) typically need nightly service. Medium offices (15-50 employees) do well with 3-4x weekly. Small offices (under 15 people) can often maintain quality with 2-3x weekly cleaning. We assess your specific needs during the walkthrough and recommend a frequency that balances cleanliness with budget.

Can you clean outside of normal business hours?

Yes. We clean most Portland offices in the evening (5 PM - 10 PM) or early morning (5 AM - 8 AM) to avoid disrupting your operations.

We can also schedule weekend cleaning, overnight shifts, or custom hours that match your facility's needs. Our crews are bonded and supervised regardless of when they work. After-hours cleaning is our standard - you won't have cleaners working around employees during business hours.

Do you offer carpet cleaning and floor care services?

Yes. We provide carpet steam cleaning, hot water extraction, spot treatment, and stain removal. For hard floors, we offer stripping, waxing, burnishing, tile and grout deep cleaning, and hardwood floor care.

Most Portland offices schedule carpet cleaning 2-4 times per year and floor maintenance quarterly. These services can be bundled with your regular cleaning contract or scheduled separately.

Do you provide window cleaning services?

Yes. We clean interior and exterior windows, glass doors, skylights, and partitions. Window cleaning frequency depends on location and exposure - most Portland offices schedule quarterly window service (4x per year).

High-rise buildings or exterior windows over 2 stories require specialized equipment and certified technicians. Interior windows can be added to your regular cleaning schedule or booked separately.

What's included in restroom cleaning and sanitization?

Restroom cleaning includes: toilet bowl cleaning with disinfectant, urinal cleaning, sink and counter sanitization, mirror cleaning, floor mopping with disinfectant, trash removal, restocking paper products and soap, cleaning door handles and light switches, and odor control.

We use EPA-registered disinfectants that kill 99.9% of bacteria and viruses. High-traffic restrooms receive additional attention during each visit.

Can you provide day porter services?

Yes. Day porters maintain facility cleanliness during business hours - restocking restrooms, spot cleaning spills, emptying trash throughout the day, cleaning break rooms after lunch, and handling immediate cleaning needs.

Day porter service is ideal for high-traffic Portland facilities (corporate offices, medical buildings, retail centers) where maintaining appearance during business hours is critical. Porters work 4-8 hour shifts.

How quickly can you start cleaning our Portland facility?

For standard service, we can typically start within 3-7 days after the walkthrough and contract signing. For emergency cleanups or urgent needs, we can deploy a crew within 24 hours.

We maintain backup staff specifically for rapid starts and emergency situations. If you need immediate service in Portland, call (503) 327-4999 and we'll prioritize your facility.

Do you offer seasonal or one-time cleaning services?

Yes. We provide one-time deep cleaning, seasonal cleaning (spring/fall deep cleans), move-in/move-out cleaning, pre-sale property cleaning, and post-event cleanup.

Yes. Medical facility cleaning requires specialized protocols including medical-grade disinfection, EPA-registered hospital disinfectants, color-coded microfiber systems (to prevent cross-contamination), and OSHA bloodborne pathogen procedures.

Our medical cleaning crews are trained in HIPAA privacy, infection control, and CDC cleaning guidelines. We serve dental offices, medical clinics, physical therapy centers, and urgent care facilities throughout Portland.

Can you clean schools and educational facilities?

Yes. School cleaning requires allergen-free products, kid-safe disinfection, and specialized attention to classrooms, cafeterias, gyms, and restrooms.

We use Green Seal certified products safe for children, follow CDC school cleaning guidelines, and schedule service during after-school hours or weekends. We serve private schools, preschools, charter schools, and educational centers throughout Portland Metro.

How do you clean gyms and fitness centers?

Gym cleaning requires specialized protocols: equipment sanitization (cardio machines, weights, benches), locker room deep cleaning with medical-grade disinfectants, shower and sauna sanitization, floor mopping with antimicrobial solutions, mirror cleaning, odor control systems, and high-touch surface disinfection.

We use EPA-registered disinfectants effective against MRSA, staph, and common gym pathogens. Many Portland gyms use our service 6-7 days per week.

Do you clean churches and religious facilities?

Yes. We clean sanctuaries, fellowship halls, classrooms, offices, kitchens, and restrooms in churches throughout Portland Metro. Church cleaning includes pew dusting, carpet vacuuming, hard floor care, restroom sanitization, and kitchen deep cleaning.

We schedule service around worship times and events. Many churches use our service 1-2 times per week plus special event cleaning (weddings, funerals, holiday services).

Can you clean warehouses and industrial facilities?

Yes. Warehouse cleaning includes floor sweeping and scrubbing, office area maintenance, restroom cleaning, break room service, dust control, dock area cleanup, and debris removal.

Industrial facilities may require specialized cleaning (oil/grease removal, chemical spill cleanup, equipment degreasing). We have experience with manufacturing plants, distribution centers, and warehouse facilities throughout Portland Metro.

What industries do you specialize in?

We specialize in office buildings, medical facilities, schools, fitness centers, religious facilities, manufacturing plants, and multi-tenant properties.

Each industry has unique requirements - medical needs infection control, schools need child-safe products, gyms need odor control and locker room expertise, churches need event setup/breakdown. Our crews are trained in industry-specific protocols for each vertical we serve in Portland.

How do you handle keys and building access?

We maintain a secure key control system with signed checkout logs. Keys are stored in a locked safe accessible only to supervisors and assigned crew members.

We can also work with key fobs, access codes, or lockbox systems if you prefer not to provide physical keys. All employees undergo background checks before receiving building access. Many Portland clients give us alarm codes - we're bonded and insured specifically for this trust.

What happens if a crew member is sick or doesn't show up?

We maintain backup staff specifically for coverage situations. If a regular crew member is unavailable, a trained substitute completes the service using the same checklists and protocols.

You won't experience missed cleanings. Our supervisors monitor attendance and deploy replacements immediately. This backup system is why we maintain a 99.2% service completion rate across all Portland Metro clients.

What's your process for handling confidential documents and secure areas?

We train all employees on confidentiality protocols and document security. We don't move papers, open drawers, or access locked areas unless specifically instructed.

For facilities with secure zones (IT rooms, executive offices, medical records), we can restrict access to specific bonded employees who've completed additional background checks. All employees sign confidentiality agreements before starting work.

How do you handle complaints or service issues?

Call or email us immediately. Same-day supervisor response is guaranteed. Most issues are resolved with a single conversation and follow-up visit.

We track all complaints in our CRM system, analyze patterns, and implement corrective training if needed. Serious or recurring issues trigger immediate crew changes. Our complaint resolution rate is 98% within 24 hours. Call (503) 327-4999 for immediate attention.

How do you handle recyclables and waste management?

We empty all trash receptacles and replace liners, separate recyclables per Portland guidelines (paper, cardboard, plastic, glass, metal), transport waste to designated collection areas, and ensure compliance with building waste management policies.

If your facility has composting programs or specialized waste streams (e-waste, confidential shredding), we can accommodate those procedures.

How do you handle holiday schedules and closures?

We clean on all major holidays except Thanksgiving and Christmas Day. If your regular service day falls on a holiday, we'll reschedule to the day before or after at no additional charge.

If your facility closes for extended periods (winter break for schools, company shutdowns), we can pause service and resume when you reopen. Holiday scheduling is discussed during contract setup.

How long has TBM been in business in Portland?

TBM has been providing commercial cleaning services in Portland Metro since 2007 - over 18 years. We've built a client base of 100+ facilities including office buildings, medical clinics, schools, and churches.

Our longevity reflects consistent quality, reliable service, and strong client relationships. Many of our original 2007 clients still use our services today.

Can you provide references from other Portland businesses?

Yes. We can provide contact information for current clients in similar industries or facility types. Many of our Portland Metro clients have been with us for 5-15+ years and are happy to share their experience.

We can also provide case studies showing before/after results, client testimonials, and detailed references during the proposal process. Our 94% retention rate speaks to client satisfaction.

What's the minimum service frequency you offer?

Our minimum is typically 1-2 times per week for ongoing contracts. Some small Portland offices use monthly deep cleaning service, but most facilities need weekly or more frequent cleaning to maintain professional standards.

We can customize frequency based on budget and needs - some clients start with weekly service and increase frequency as their business grows.

What's your policy on damaged property or broken items?

Our $2 million liability insurance covers property damage caused during cleaning operations. If we damage something, report it immediately - we'll file a claim and coordinate repairs or replacement through our insurance carrier.

Incidents are rare because our crews are trained in proper techniques and use appropriate equipment. All employees are bonded for theft protection as well.

What's the difference between janitorial service and commercial cleaning?

Janitorial service and commercial cleaning refer to the same thing - recurring professional cleaning of business facilities.

Some people use 'janitorial' for daily tasks (trash, restrooms, vacuuming) and 'commercial cleaning' for deeper projects (carpet extraction, floor care, window washing). At TBM, we provide both under one contract - routine maintenance plus scheduled deep cleaning as needed for your Portland facility.
